How to Apply

We really appreciate your interest in our rentals!

To apply for an available place, just follow these steps:

  1. Read our screening criteria and our pet policy, and our roommate policy.

  2. Download and fill out our application. Please be sure and fill out the application thoroughly. Each person, over age 18, who will occupy the home, must complete their own application.

  3. Sign your application. Of course hitting print and putting pen to paper does the trick.  We also accept electronic signatures through DocuSign. Also HelloSign. There are others, too, but those are 2 that we've used.

  4. Submit your application. Mail to:  nicerentals.org, LLC, 9220 SW Barbur Blvd, Ste 119, BOX 133, Portland, OR 97219. Fax to: 888-776-0845.  Email to: nicerentals@hotmail.com. Or bring it along and hand-deliver it to us at a showing.

  5. Pay your screening fee. Each applicant must pay a $35 screening fee. Please review our screening criteria, as once we start screening your application your screening fee is non-refundable. We accept personal checks, money orders, cashier’s checks, cash and PayPal. Make checks out to:  nicerentals.org, LLC. FYI: if we accept another applcation before we start screening yours, we'll refund the fee.

  6. Come and see the space for rent. Yup, this is part of your application. Each applicant must come and see the home in person. If you’ve applied ahead of a showing, please be sure to introduce yourself and let us know that you are still interested in being considered. We only very rarely agree to rent our homes sight-unseen.

Now you’ve applied--what comes next?

In our ideal world, we'd receive one application per vacancy. Sometimes we get lucky, but often, we have multiple applications. So we’ve had to establish a fair way to handle things.

The only good solution we’ve come up with is to screen applications in the order in which we receive them. Applications received simultaneously (say, at a showing) will be randomized and added to the queue before we begin screening. We will not begin screening applications until after our first showing.

When we begin to screen your application, you will receive an email request from smartmoverequest@mysmartmove.com, our screening service (through TransUnion, the credit bureau). Follow the instructions to authorize screening.

We try to provide an answer as quickly as possible, in most cases, within 7 days or less. Sometimes we run into problems getting in touch with references and that can delay things. If your application is accepted, we will contact you to talk about dates and arrange signing your lease and payment of your security deposit. You must pay your deposit and sign your lease within 3 days.

If we accept another application before screening yours, we will be in touch make arrangements to refund your screening fee.
